Some places impress you.
Others make you exhale.
I finally had the chance to explore Kane Island this week with a longtime client, and I understand why people have been so curious. Truthfully, there isn't much information out there yet, so I was excited to see it for myself.
The drive in is part of the experience. You cross the Cat Island Causeway, pass Secession Golf Club, wind by the old packing shed and what was once a daffodil farm, and then suddenly... it feels like you've left the rest of the world behind.
An old fishing hut sits beneath a sprawling live oak. Crushed oyster shells line the path. Marsh stretches as far as your eyes can see, with deepwater winding through the landscape.
It doesn't feel overdone. It doesn't feel manufactured. It feels like Beaufort.
The Beaufort I grew up loving.
Nearly 230 acres of preserved live oaks, open space, marsh, wildlife habitat, and waterfront have been thoughtfully protected here, and somehow you're still less than ten minutes from downtown Beaufort.
Several of the deepwater homesites have already been spoken for, but there are still incredible waterfront opportunities available. Deep water lots are currently ranging from around $1.8M to the low $2M's, and one detail I loved is that there isn't a minimum square footage requirement. Your home doesn't have to be bigger. It just has to be yours.
The amenities will be beautiful, and I'll share more as those details are released.
But honestly... I don't think that's what makes this place special.
It's the feeling.
There's a simplicity here that is hard to explain until you stand beneath those live oaks and look across the marsh. It feels untouched. Quiet. Like a reminder of what the Lowcountry has always been. The deep water creek is expansive but secluded. It's impressive to say the least.

I'll keep sharing what I learn as more information becomes available, but for now... I just wanted to give you a little glimpse into one of Beaufort's newest communities.
Some places are built. Others belong. Kane Island feels like it belongs.
